Type the lines from your own Betriebskostenabrechnung and see each one land on the official Berlin range for the same cost, per square metre and month. The lines that fall outside the band are the ones worth a file review.
Use the square metres printed on the statement. If that number is bigger than the flat, that is already a finding.
